- Consult with you to determine your particular real estate needs. We will
help you define your financial ability to purchase, and explain alternative
methods of purchasing and financing.
- Familiarize you with the community to help you with your neighborhood
and property choices. This may include properties listed with our office,
as well as those offered through other real estate companies.
- Explain local real estate procedures, including typical closing costs
and purchase agreements.
- Offer/Show properties in accordance with Fair Housing Regulations and
ethical real estate practices.
- Disclose material facts known about the property. Respond accurately
to questions concerning the property.
- Assist in arranging mortgage financing.
- Assist you with arrangements for a variety of relocation services and
provide a referral which offers you the service of a CPS office in your
hometown (where available) should you require the assistance in selling
your existing property.
- Assist you in preparing a purchase agreement, and help facilitate the
preparation and completion of all paperwork pertaining to the purchase
of your new property (as permitted by law).
- Promptly present all written offers to sellers or designated representative
as prescribed by law or local practice.
- Upon acceptance of an offer between you and the seller, monitor all pre-settlement
(escrow) activities throughout the closing process as permitted by law
or local practice.
- Keep you informed throughout the entire real estate purchase process.

- Contact prospective sellers and let them know that a client is looking

- Set times for viewing properties
- Write offer with Client and accept deposit
- Fine tune purchase contract
- Open escrow
- Set time for pest, home and any other necessary inspections and be on-site
during the inspections
- Review inspections with Client
- Make recommendations for further inspections or repairs
- Adjust contract as required
- Review time lines
- Call lender and support clients process
- Make sure that repairs and up-grades (if any) will be complete and on
time
- Verify that terms of contract are being met
- Make sure funds and home insurance are in place to complete the transaction
- Meet Client at signing and answer questions as needed
- Follow up with “Just Moved Cards” and “Welcome to
Your New Home Gifts”
